The Project

Tusker Construction Group was selected to construct a new WelcomeBreak service area in Rotherham, providing a modern, comprehensive service facility for travellers, including dining options, retail stores, fuelling stations, and rest areas. The design and construction focused on creating a welcoming, efficient, and sustainable environment for visitors, with the completed facility built to BREEAM sustainability standards.

The Challenge

Ensuring minimal disruption to nearby traffic flow throughout construction

Meeting high sustainability standards and achieving green building certification

Coordinating the multiple phases of a multi-faceted facility, from earthworks through to interior fit-out

The Solution

Tusker carried out detailed site surveys and geotechnical assessments before undertaking site clearance, levelling, and excavation, together with erosion control measures and site drainage systems. Reinforced concrete foundations and steel-framed buildings were constructed for durability and adaptability, with weatherproofing and insulation built in for energy efficiency.

The main service building was developed to house dining areas, retail shops, and restrooms, alongside a fuelling station, parking areas, outdoor rest areas, drive-thru lanes, and easy-access entrances. Interior fit-out included modern flooring, ceilings, and lighting, food court and dining areas, and fully equipped retail spaces.

Mechanical, electrical, and plumbing systems were upgraded throughout, including advanced HVAC for climate control, electrical systems to support extensive lighting and kitchen equipment, and water-saving plumbing fixtures. Sustainable building materials and practices were used throughout, with energy-efficient lighting, solar panels, and rainwater harvesting systems installed to help the facility achieve BREEAM certification. Landscaping, signage, pedestrian routes, and designated parking completed the external works, alongside comprehensive fire safety systems and regular on-site safety audits.

To manage traffic disruption, Tusker coordinated closely with local authorities on effective traffic management plans. Ambitious sustainability goals were met through collaboration with sustainability consultants and the use of cutting-edge technologies, while detailed project management and regular progress meetings kept the multiple construction phases running smoothly.

The Result

The WelcomeBreak service area in Rotherham was completed on time and within budget, providing a state-of-the-art facility for travellers. The site has become a popular stop for commuters, offering a variety of services in a comfortable and sustainable environment.
